*New Legislation for Landlords*
Homes (Fitness for Human Habitation) Act 2018 comes into force in England today whereby Landlords, or Agents acting on their behalf, are required to ensure a property and its common areas are fit for human habitation. This legislation applies at the start of the tenancy, and for the duration of the tenancy.
The Act applies to new tenancies with a start start from 20th March 2019, and tenancies which renew from this date.
If a home is found to be hazardous, and the issue is not remedied, tenants will have the right to take direct legal action in the courts for breach of contract.
